- Try to keep your home ready for a showing
at all times. Keep your lawns mowed, shrubbery trimmed, garage doors
closed, and your home well ventilated. Make any minor repairs necessary
to show your home at its best; if you don’t wish to do it yourself,
we can provide you with names of reputable firms who will give you free
estimates at no obligation.
- Do everything possible to show your home
in an inviting and cheerful manner; such as, turning off the television
sets and radios, turning on lights in dark areas, and opening all drapes
and shades.
- Let your Realtor know where you are and
how you can be reached! If at all possible, please leave a key with
us and if that is not possible, please let us know who else will have
the keys to your home.
- Whenever possible, we will call you before
showing your property to a prospective buyer. Should a prospect be shown
your home unexpectedly, don’t apologize for appearances; this only serves
to accentuate them.
- Unless you specifically prohibit it, other
reputable real estate brokers will be showing your home during your
absence without a member of our sales staff being present.
- If at all possible, please absent yourself
while we are showing your home, particularly when the property is being
held open for the purpose of an “Open House.”
- Your Realtor is equipped to effectively
handle any questions or objections that a prospective buyer may have
about your home, so please leave the selling to them.
- Do tell your friends that your home is
for sale and that Coconut Grove Realty is handling it. Any leads that
come to your attention should be passed on to your Realtor.
- Never try to sell your furniture to prospective
buyers before the transaction is completed.
- Please don’t discuss price, terms, or
other negotiations with prospective buyers or Brokers. All contracts
must be submitted to your Realtor and then submitted to you.
- Your Realtor is required to submit all
written offers to you and will be available to give you their suggestions
and any recommendations they have. Experience has proven that the first
offer is often the best.
These are just a
few tips to help us sell your home. Some of the suggestions may not apply
to your home, if not, disregard them. If there are any questions, please
